Criterion Redeveloping Site in San Antonio’s Broadway Corridor Adjacent to Pearl Brewery
SAN ANTONIO– Dec. 5, 2011– Criterion Property Company, L.P. is developing the luxury living community at its namesake address, 1800 Broadway, in San Antonio. 1800 Broadway will be comprised of 230 apartment homes and will be located at the intersection of Broadway and Grayson streets in the city’s midtown area.
“We are excited to be a part of the redevelopment of this important neighborhood in the city,” said Pretlow Riddick, Criterion President and Principal. “With the critical support and vision of the city leadership, we can all experience a vibrant, thriving Broadway corridor in the very near future.”
Criterion’s first project in the San Antonio market, 1800 Broadway is well-positioned, located close to the city’s lively downtown, the River Walk, Alamo Heights neighborhood and Fort Sam Houston. In addition, the site is adjacent to the revitalized Pearl Brewery, a culinary and cultural destination in San Antonio.
The community will provide residents with luxury amenities including three distinct outdoor living areas, each featuring a unique setting such as a resort-style pool courtyard, an area with an oversized fireplace and gourmet outdoor grilling kitchen, or a relaxing, lushly landscaped courtyard featuring a calming river. Other amenities include “The Cave,” a covered outdoor space with wet kitchen for entertaining, flat screen televisions, flexible seating arrangements and complimentary Wi-Fi internet access.
Additionally, residents can enjoy the state-of-the-art fitness center with top-of-the-line fitness equipment from Techno Gym exclusively featuring VISIOWEB interface which includes internet connectivity, radio, Guide Me instructional videos, games and iPod/iPhone functionality. 1800 Broadway also offers residents access to two entertainment areas called “Social” and “Gather.” These versatile spaces feature kitchen facilities, flat screen televisions, full audio functionality, bar games and indoor as well as outdoor seating.
1800 Broadway will be a modern interpretation of the Art Deco and Art Moderne architectural styles, consistent with the heritage of Broadway Street and the city of San Antonio as a whole. Prospective residents can enjoy distinctive one- and two-bedroom as well as townhome floor plans, spacious nine- and ten-foot ceilings, granite countertops, contemporary custom millwork, built-in refrigerators and pantries, clean steel appliances, spacious walk-in closets and extra storage spaces.
Upon completion, the project is expected to achieve certification from the National Green Building StandardTM, a collaboration between the National Association of Home Builders and the International Code Council. Municipalities and government officials have consistently deemed this certification to be on par or superior to other residential green rating systems. The building is also expected to achieve Energy Star® certification, issued by the Environmental Protection Agency. Retaining a focus on environmentally friendly practices from development through post-occupancy, 1800 Broadway will feature high-efficiency heating, ventilation and air conditioning (HVAC) systems, energy-efficient fixtures, superior indoor air quality and a community-wide recycling program.
The property is being jointly developed by Criterion and Regent Communities, Inc.
1800 Broadway officially broke ground in October 2011 and is expected to be complete summer 2013.
