Criterion Revitalizing San Antonio’s Broadway Corridor with Opening of 1800 Broadway

Development near Pearl Brewery welcomes first residents and is more than half leased

SAN ANTONIO – April 23, 2013Criterion Property Company, L.P., alongside the Chamber of Commerce and San Antonio Mayor Julián Castro, celebrated today the grand opening of Criterion’s new luxury living community located at its namesake address, 1800 Broadway. More than half of this 230-unit development is currently leased, further underscoring the high desirability of a pedestrian-friendly, urban lifestyle in this neighborhood.

Criterion’s first project in the San Antonio market, 1800 Broadway is well-positioned in the city’s midtown area, close to the lively downtown, the River Walk, Alamo Heights neighborhood and Fort Sam Houston. In addition, the site’s location at the intersection of Broadway and Grayson streets is adjacent to the revitalized Pearl Brewery, a culinary and cultural destination in San Antonio. Consistent with the heritage of Broadway Street and the city of San Antonio as a whole, 1800 Broadway is a modern interpretation of the Art Deco and Art Moderne architectural styles.

1800 Broadway benefitted from city and county incentive programs designed to revitalize San Antonio’s urban core and underscore the importance of urban infill developments.

“This project came together due to the tremendous support from the city of San Antonio and Bexar County. We would like to thank the city for its vision as well as Mayor Castro’s commitment to urban housing,” said Pretlow Riddick, Criterion president and principal. “It is exciting to witness the redevelopment of this important neighborhood as well as be a part of this revitalization.”

“The Broadway corridor plays a pivotal role in reinventing downtown as one of the most vibrant, livable neighborhoods in the city,” said Mayor Julián Castro.  “This development will offer first-rate housing options for hundreds of San Antonians who value having downtown amenities within walking distance.”

“I am happy to have supported this project from the beginning. Bexar County has been committed to revitalizing the central city sector and this project is just one of those shining stars!” said Commissioner Tommy Adkisson.

“1800 Broadway is an exciting project that will bring new residents and vitality to our inner city”  said District 2 Councilwoman Ivy R. Taylor. “The revitalization of the corridor will likely spill over into adjacent areas which is why I was happy to provide support for this development.”

The community includes distinctive one- and two-bedroom as well as townhome floor plans, spacious nine- and 10-foot ceilings, granite countertops, contemporary custom millwork, built-in refrigerators and pantries, clean steel appliances, spacious walk-in closets and extra storage spaces. Residents can enjoy numerous luxury amenities including three distinct outdoor living areas, each featuring a unique setting such as a resort-style pool courtyard, an area with an oversized fireplace and gourmet outdoor grilling kitchen, or a relaxing, lushly landscaped courtyard featuring a calming river. Other amenities include “The Cave,” a covered outdoor space with wet kitchen for entertaining, flat screen televisions, flexible seating arrangements and complimentary Wi-Fi internet access.

Additionally, residents will enjoy the state-of-the-art fitness center with top-of-the-line fitness equipment from Techno Gym exclusively featuring VISIOWEB interface which includes internet connectivity, radio, Guide Me instructional videos, games and iPod/iPhone functionality. 1800 Broadway also offers residents access to two entertainment areas called “Social” and “Gather.” These versatile spaces feature kitchen facilities, flat screen televisions, full audio functionality, bar games and indoor as well as outdoor seating.

1800 Broadway was designed to achieve certification from the National Green Building StandardTM, a collaboration between the National Association of Home Builders and the International Code Council. Municipalities and government officials have consistently deemed this certification to be on par or superior to other residential green rating systems. Retaining a focus on environmentally friendly practices from development through post-occupancy, 1800 Broadway features high-efficiency heating, ventilation and air conditioning (HVAC) systems, energy-efficient fixtures, superior indoor air quality and a community-wide recycling program.
